Pre-purchase timber inspections (to AS4349.3 standards)

House inspection timber As a property manger, or sales consultant, you may have a need at some point in time, to either recommend, or organise directly, a pre-purchase timber inspection for a client. Perth Pest Control is highly experienced in compiling this type of inspection and report. We know how to work efficiently and effectively with both yourself and your client, and we can do this cost effectively with a minimum of fuss.

The timber pest report prior we provide prior to final purchase, or prior to listing, is very comprehensive and will detail any current or prior termite activity as well as damage caused by wood rot, borer or fungal decay. The report we provide is to Australian Standards AS4349.3 and in compiling it, we will inspect the property in question up to 50 metres from the main structure as well, we will investigate the following areas:

Roof void
Sub floor (if applicable)
Gardens
Exterior of the building
Interior of the buildings
Outbuildings
Fences

Once completed, the report will be sent to you, or your client, within 3 – 5 business days however if there’s any urgency with this, let us know and we can expedite things accordingly. We can operate with the minimum of inconvenience to you and are happy to collect and return keys upon completion of the inspection. The report you’ll receive will be concise and will conform to all necessary Australian Standards

If the home is of subfloor construction, we will ascertain access to the subfloor area with the vendor before commencing inspection. There may be further costs for cutting of traps if required, assuming vendor’s approval of such works.
